Welcome to the April, 2012 market update. There are a few key observations that I want to point out for this month's report. If you are actively buying or selling a home now, you may be familiar with some of these conditions; if you are not, this may be helpful for your near term plans. See below:

  • Inventory Levels - The local markets have become short on inventory. For the last 3-4 years, January would mark the low water mark for inventory for that year. In those years past, the inventory levels would rise from between 100 to 200 homes by April (August is historically the peak month for inventory). Reno-Tahoe Housing Market Update - March, 2012

Welcome to the March, 2012 market snapshot. The February/March market stats are, for the most part, a continuation of conditions we have been seeing for some time. From a 'feet on the street' perspective, all of our agents are seeing a marked increase in competition among buyers in the price ranges at $150K and below. This phenomenon, of course, leads to buyers having to pay list price or over in order to secure those properties that present the best value. Even though the market is not yet in a price appreciation mode, it feels like price stabilization/appreciation at the lower price ranges is not far off.

Reno-Tahoe Housing Market Update - February, 2012

This blog post will summarize January, 2012 sales results. 2012 has started off with a bang! Not only a continuation of 2011 but with some increased velocity to go with it! Each of the larger markets: Reno, Sparks, Carson City, and Douglas County (Carson Valley) show increases in year over year sales (from 7% to 68%) and all have (for the first time since I have been publishing this blog) also had "trough" median prices (down from 9 to 19% from January, 2011). On the bright side for home owners is the fact that Months of Inventory is in the 5 - 7 month range for each of these markets except Carson Valley at 7.8 months. It's now mid January and with everything getting back to busines as ususal in 2012, it is time to look back onto 2011 from a real estate perspective to see how the year compares to others in our recent history. Reno-Tahoe Real Estate Trends - September, 2011

After reviewing market activity for sales volume and prices for August, 2011, all markets (Tahoe excluded) are following the same trend - sales volume is markedly up from one year ago and median price is consistently down from one year ago. In a simple world, the increase in sales volume would begin to impact inventory and prices would stabilize and eventually begin to rise. Due to the high volume of distressed homes being sold (most markets in the 50-70% range of total sales), and a steady stream of new foreclosure and short sale listings, median price continues to be under downward pressure. Now that we have recorded sales for July and are one month into the second half of 2011, we can finally start to answer some questions about how the real estate market is functioning on a year over year basis WITHOUT the federal tax credits which expired June 30, 2010.
