Accordong to the Washoe County Assessors online records it shows that 12382 Rocky Mountain sold in March of 2007 for the sales price that you have listed.

It's amazing that with the home market as it is, homes are still selling at 100% of the asking price.

Christina, thanks for the double check! All of my data for sold homes is coming from the regional MLS. This information is entered by each individual listing agent after the completed sale and is generally very accurate. Washoe county records would include additional transactions such as for sale by owner and others that are not in the local MLS.

When the homes are priced right, they sell - sometimes over 100% of asking price.

Thanks again for compiling this data. Is there a central place to find the additional sales you mentioned (FSBO etc.)? I'm trying to compile a marketing database.

Bill,
Transactions NOT entered and sold through the MLS would initially be recorded with each separate county recorder's office - Washoe, Carson City, Lyon, and Douglas to match the scope of the data I publish. There may be some sources for this data on a consolidated basis but I am not aware of nor have used any. I would estimate the MLS would account for 95%+ of the home sales in today's market.

I also found a link on the Washoe County assessor's web page fhat shows all sales within the county. It includes properties sold through new subdivisions as well as foreclosures and short sales completed. The compilation you provide is probably the best for my purposes, but I'll use the county link for new subdivisions that have direct sales not handled through MLS.

Keep in mind that some of this data (short sales, foreclosures, and new homes) will be duplicated as quite a large number of these transactions are going through the MLS.
