NNRMLS Bans SOLD Listing Detail from Web!

Posted by Mitch Argon - CalNeva Realty on Saturday, January 10th, 2009 at 11:22pm.

ATTENTION -

As of January 8, 2009, I have been notified by the Northern Nevada Regional Multiple Listing Service (NNRMLS) that I am prohibited from displaying lists of sold properties on this site as you have come to find them in this blog. NNRMLS is the listing information provider for all listing data on this site.

NNRMLS believes they may have a limited capability during 2009 which I will implement on this site when it becomes available.

I will be removing/editing all posts that list the sold homes from this blog (as fast as I can type/edit them out).

I will begin posting up additional statistics about home sales and listing inventory trends - just not the actual listings.   Also, subscribe to The Greater Reno-Tahoe Real Estate Report for summary trends if you are tracking the local market.

I apologize if this diminishes the service level of this site but as a licensed REALTOR, I need to follow their rules (which I don't always agree with nor think allow the best service to the home buying/selling public - won't go any farther here...).

I'd LOVE to hear any comments you may have - feel free to post them using the COMMENT feature!

Mitch

This is outrageous, Mitch! Instead of allowing the buying public to be informed and educated about their buying decisions, the NNMLS prefers a counterproductive veil of unnecessary secrecy. Did they give you any rationale?

RRBmike - The SOLD data is not allowed but they said they will allow this in a limited format later in 2009. The concern on foreclosure data is privacy (yes, even after a public filing for Notice of Default, Notice of Sale, Trustee Sale proceedings and, to top it off - instiutional ownership). Needless to say, once the home reaches my site, the prior owner has been reasonably exposed. The concern is valid for short sales (the Seller may not have had any public filings and wishes their situation remain relatively private). There is quite a bit of entrenched thinking in those circles and I prefer to focus on the consumer/client experience so I'll have to wait until they get this all figured out. - Mitch

Thanks for explaining this situation as clearly, and as diplomatically, as you have. "Entrenched thinking", indeed. What a step backward.

The MLS doesn't "own" the information. Transfers of real property are public record. The county assessor's web site includes sales and can be viewed by anyone with an Internet connection. How does this ban help potential buyers?

This ban is outrageous and just another reason to not trust realtors, except for you, Mitch. Thank you for providing a valuable, informative web site for buyers and I'm very sorry the NNMLS has banned truthful information and this will not serve them well in the long run.

Sorry about the ban, Mitch. I've been going to your site for this and also foreclosure info. Sold info ban is ridiculous though since it's right on the assessor's website. Lead your readers to here: http://www.washoecounty.us/assessor/SalesRpt.htm

It may be possible to find the old pages in the internet archive if your site was ever part of it. That cannot be deleted.

I recently say another site having similar problems with a different listing service, it was asserted that the site was providing the data to a 3rd party in violation of the terms, that 3rd party was Google.
And as Daniel mentioned that data persists in the search persists 'cache' for some time after the original site is edited. Sites with significant page ranks are also archiveed by services like tyhe WayBackMachine.
